With the passage of the HVCC, the ability to work with an appraiser of your choosing is gone. The differing valuation methods of some Realtors and Appraisers have never been more at odds. List prices based solely on dollars per foot, are often different than the appraiser's cost approach, sales comparison approach, and income approaches to value.
