Energy Audits - $150+

An energy audit is a thorough examination of a home's building envelope, HVAC system, and duct work. An audit can reveal problems in your home that stem from improper installations, damage, or deterioration. Due
to the escalating costs of energy, these problems can become extremely expensive over time. The average house in Austin leaks 25% of its conditioned air into the attic. Since your heating and cooling expenses constitute 60-70% of your overall utility bill, this can add up quickly. Get an inexpensive, thorough audit and know you're doing your best for your wallet, your family's comfort, and the environment. Benjamin Franklin said, "An ounce of prevention is worth a pound of cure."

Austin's ECAD ordinance requires that a home have an energy audit performed before its title can transfer. Our BPI Certified Professionals will inspect your home for your mandatory audit, or for your own knowledge and savings. AVOID THE UPSELL! Don't get conned by companies offering "free" audits. They are going to sell you something. Get only the disclosure needed from a company known for its impartiality and reliability. Breed and Associates does not offer any energy efficient installations or repairs of any kind. If work is needed, we will recommend a reputable technician who will be upfront about any charges.

Pre-Listing / Energy Audit Combo

Avoid renegotiations, square footage discrepancies, MLS fines, and shell shocked sellers with a pre-listing appraisal done with your mandatory energy audit. The Combo gives you an independent third party's estimate of gross living area, high definition subject photos (avoid MLS fees), an estimate of value provided by a Certified Residential Appraiser, and an energy audit done by a BPI Certified Professional registered with the City of Austin.
